Beautiful Adirondack View Lot for Sale (and it is deal time!)

 

The view is superb (it continues out of the photo to the right).  The forest is thick and wonderfully aromatic. 

From this land you can watch and feel mother nature!  You can watch storms go by or see how the sun dapples the far ridges.  During fall there is a color bonanza.  Here you can truly feel a part of nature.  It is wonderful to simply be outdoors.  You have to be there to really experience the view and feeling.  The photos are nice but they really don't capture the feeling of seeing the entire view at once. 

The lot is about six miles from I-87, The Northway Exit 26.  This is about four hours from New York City and an hour and a half from Albany.  The friendly town has a Beach Park, tennis courts, basketball, hockey rink and cross country ski trails.  There is a major ski area about eight miles away (Gore Mountain) and a larger lake about six miles away (Schroon Lake).  There is great canoeing and hiking around town.

The lot is set up for maximum privacy from the home site.  There is sixty feet of vegetation barrier required between each home site (the thirty foot each lot barrier is not required on the lot borders facing outward).  Heavy forest exists in these areas.  The lot has good privacy - however it is not isolated.  The land behind the home site is aromatically wooded.  There is about an acre of pretty level woods included in the home site.  So there is room for a nice barn, pool, or whatever you want back there.

The driveway is roughed in.  This means that there is now a dirt road that will work best with four wheel drive vehicles.  I am told by a Realtor that ten loads of #4 stone, at $120 per load, will create a good year round base for a driveway.

The lot is really feel a part of the Adirondack Mountains.  You can feel the Adirondack spirit and sense of adventure as you drive in.  You get to drive through a nice chunk of your Adirondack woods to get to the homesite. The driveway has some steeper sections but not too bad. You will want to own a four wheel drive vehicle.  (When I lived in the Adirondacks full time I found it best to have four wheel drive with four studded snow tires in the winter months.)  You may want to pave the driveways.  That costs more than the price of rocking the driveway but then you have the best surface.  The home site is six hundred feet from the road.  This lot will appeal to folks who really like the outdoors.  The lot is very Adirondacky (not city-like).

There is a chance that the water line from lot 3 could be brought to the home site and shared (cost and water).  This would be up to the buyer of lot 3.  He sounds amenable to this.  Otherwise a well can be drilled on the lot.  The land survey is below.  

This year Gore Mountain Ski Area (a large and popular ski area eight miles away) has gotten approvals and budget to complete the connection between the historic North Creek Ski Bowl (adding a new quad chairlift and snowmaking).  Night skiing has already begun utilizing last year's new triple chair on the outside of the downtown area of North Creek.  These improvements should be very good for the entire area.  [Article]  There is a lot more work on the drawing board.  The North Creek Ski Train sounds like it is going to be a reality again soon too.

White water rafting is also big on the Hudson River.  Mountain biking and gondola rides are done on Gore Mountain during the summer season.  My favorite pastime is just driving around this entire beautiful area taking photos and marveling over the countryside.

This land is in the town Winslow Homer painted many of his famous Adirondack landscapes while a member of the North Woods Club.  The Club is still here.  Most all of the natural beauty is still around too.

This parcel is quite special.  There are wonderful forest aromas.  This is a unique area to live a significant portion of your life.  The Adirondack Park is quite a novel place.  It has a beauty and charm that really seems to have carried over from the past.  There are other lots for sale locally but not with the personality of this lot.

I would really like to make a deal soon.  Money magazine, in a recent issue (April) says that this is the best time to build.  They say lot prices are down twenty percent (this lot was originally Realtor appraised and listed at $79,000), building material prices are way down (see issue for percentages) due to lower demand, and contractors are available and not charging premiums.
